I assisted Mr. Yilmaz and Mr. Emroc, principals of Prosperity Homes, with their residential development project. I developed the project budget and created proformas for cash flow and income projections. I worked closely with the COH planning department, civil engineers, and utility providers like CenterPoint for electrical and gas services. Additionally, I brought in landscape architects and interior designers to create homes and community spaces that would attract future clients. I established HOA restrictions, contributed to architectural design, provided value engineering, and completed job costing for each home plan. One of my key contributions was transforming a detention pond into a dog park, adding both value and appeal to the community.
Had the opportunity to consult on another project for Prosperity Homes: a 10-unit development located on Dickson Street near Allen Parkway in Houston. Prosperity purchased the lots from a previous developer, and I assisted in completing the necessary development work, including street construction, sewer, stormwater, and water line installations.
I played an integral role in guiding the project through the process, from the initial purchase. I provided clear instructions on how to obtain building permits and assisted with job cost management. I also sourced vendors and subcontractors, worked closely with the existing HOA management, and brought in an interior designer to enhance the appeal of the homes.
Additionally, I helped set job budgets, ensured cost control, and assisted with any accounting issues throughout the project, ensuring that it was completed on time and within budget.
The third and final project I consulted on for Prosperity Homes was a 24-unit development on Leverne Street. I provided valuable expertise throughout the entire process, from planning and site layout to design and value engineering. I also worked on cash flow proformas and job costing for each plan, ensuring that every detail met both design and financial expectations.
My role extended to sourcing the correct materials to meet the project’s standards and collaborating with the interior design team to create homes that would attract prospective buyers.
Over the two years I worked with Mr. Yilmaz and Mr. Emroc, I provided invaluable advice that likely saved them approximately $500,000. This was made possible by my years of experience in the field and a deep understanding of financials, enabling the project to remain profitable while meeting all design and operational goals.
I was hired by The Rising Phoenix, an equity group led by Karim Rahim, to assist with two key developments in the Houston area. The first project was the “Retreat at Emir Street,” a 15-unit community on raw land. My role involved working with architects to establish the site plan and running financial proformas to evaluate the project's viability. I also met with potential investors to discuss the feasibility of the development.
Throughout the project, I assisted with civil engineering, the planning department, and worked closely with the HOA on regulations. I contributed to the interior design, as well as managing job costing for each home plan to ensure the project stayed on budget while meeting design goals.
The second development I evaluated was in an area that I felt lacked the potential for strong absorption. After thorough analysis, I concluded that the financials didn't align with the necessary profit margin of over 30%. As a result, I advised against moving forward with the project, saving the group from a potentially unfavorable investment.
